Sea View Residence is a low-rise apartment building currently under construction on Dubai Islands, developed by Sama Ezdan Real Estate Development and marketed under the project brand name Sama Mayas. It is worth stating plainly up front: this building is not the same as another, already-completed Sea View Residence located in Al Hamriya, Bur Dubai, elsewhere in the city, nor the unrelated Sea View Residence 51 in Abu Dhabi's Al Raha Beach. This page covers only the Sea View Residence project on Dubai Islands.
The project is a single tower of roughly 10 storeys (Ground plus podium plus 8 upper floors, per one source), holding a mix of one, two and three-bedroom apartments and duplexes across a size range of roughly 990 to just over 3,000 square feet. As of this page's most recent check, the building remains under construction, with handover expected in the fourth quarter of 2026, specifically December 2026. Dubai Islands is a large, still-developing waterfront master community off the coast of Deira, originally launched in 2004 as Palm Deira, rebranded Deira Islands in 2013, then rebranded again to Dubai Islands in 2022. Dubai Islands connects to the wider city via its causeway links to Deira and onward road access toward central Dubai. Sea View Residence sits roughly a 14-minute drive from Century Mall and around 10 minutes from Al Mamzar Beach Park, putting the wider Deira and northern Dubai coastline within reach. These drive times come from separate single-source estimates and should be treated as directional rather than precise.

Airbnb / Short-Term Rental Income Potential
Sea View Residence is being developed on freehold land, with no hotel-brand or serviced-apartment restriction attached to its developer. Once the building is complete and handed over, the standard DTCM holiday home permit process is expected to apply to individual apartment owners here, the same as in any other Dubai freehold building. Because construction is still underway, this is a forward-looking expectation, not a service available today.
Royale Stays does not currently manage a property in Sea View Residence, since the building itself does not exist yet in completed form.
