About Island Park

Island Park is a two-tower residential development by Emaar Properties on Creek Island, within Dubai Creek Harbour, Dubai – not to be confused with the towns of the same name in Idaho or New York in the United States, or with Dubai Creek Harbour's separate Creek Beach sub-community, which is covered in a different Royale Stays guide. Island Park comprises Island Park I and Island Park II, two identical 11-storey towers completed in 2025, together offering 308 apartments across one, two and three-bedroom layouts, with sizes starting from around 672 sq ft.

Construction began around 2017, with Island Park I handed over in February 2025 and Island Park II following in the first quarter of 2025: both towers are now fully complete and occupied. Residents have access to a swimming pool, a fitness centre, a children's play area and a barbecue area, with several units offering views toward the site earmarked for the paused Dubai Creek Tower. Island Park sits within the same Creek Island cluster as several other Emaar developments already covered by Royale Stays, including Creek Edge Tower 1, Harbour Views Tower 1 and 2, Harbour Gate Tower 2, and Creek Horizon Tower 1.

Location & Nearby Landmarks

Island Park sits on Creek Island, within Dubai Creek Harbour. It is not part of Creek Beach, a separate Dubai Creek Harbour sub-community with its own tower roster, covered in a different Royale Stays guide: the two sit in different parts of the wider masterplan. For the wider area, Royale Stays' own Dubai Creek Harbour Airbnb management guide covers short-term rental performance and licensing across the district.

Royale Stays has also documented Island Park's nearest Creek Island neighbours in separate building guides: Harbour Views Tower 1, Creek Horizon Tower 1 and Creekside 18 Tower B, for owners comparing buildings within Dubai Creek Harbour.

Unit Types

Island Park offers one, two and three-bedroom apartments across both towers, with sizes starting from approximately 672 sq ft (a single-source starting figure, presented as an approximate starting point rather than a precise universal claim). The two towers are confirmed at 154 units each, for 308 apartments in total: one of the cleanest, least-conflicted unit counts Royale Stays has found in this Building Guide series, with Bayut's per-tower figures and Luxhabitat's independently-stated aggregate total matching exactly.

Amenities

Island Park's amenities include a swimming pool, a fitness centre, a children's play area and a barbecue area, with several units offering partial views toward the site earmarked for the paused Dubai Creek Tower landmark. Owners and prospective renters should confirm current on-site facilities directly with the building's management, since amenity offerings can change over time.

Transportation & Access

Island Park sits on Creek Island, in the same part of Dubai Creek Harbour as Creek Horizon Tower 1 and Royale Stays' other Creek Island Building Guide siblings. PropSearch's own commute-time data for the cluster puts the area around 20 minutes' drive from Dubai Mall and 23 minutes from Dubai International Airport (DXB), with the newer Al Maktoum International Airport around 50 minutes away.

Royale Stays has not found an Island Park-specific long-term lease or resale figure that meets its two-source verification standard, so no building-specific AED number is stated here rather than an invented estimate. Owners considering a unit at Island Park can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate instead.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at Island Park, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Island Park would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Live Airbnb.com listings were found for units in both Island Park towers, including a two-bedroom "Island Park 2" listing and a one-bedroom Creek Harbour listing, and deluxehomes.com, a direct-competitor short-term rental operator, maintains a dedicated Dubai Creek Harbour area page: independent evidence that both the building and the wider district support short-term letting. Royale Stays does not currently have booking data specific to Island Park to draw on, so this guide does not present a building income figure it cannot support.

For an owner weighing whether Airbnb makes sense for a unit at Island Park, the practical starting points are confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit against comparable Dubai Creek Harbour listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.

Royale Stays does not yet have Island Park-specific portfolio data to draw on for this guide; this section reflects the already-visible operator/listing demand at Island Park only, reviewed by Chris Veinbaums, DTCM-licensed operator.
