About 23 Marina Tower

23 Marina Tower is an 88-storey residential skyscraper on the Dubai Marina waterfront, developed by Hiranandani Group and ETA Star Group and owned by Hircon International. Construction began in October 2006 and the tower was completed in May 2012, reaching 392.8 metres. As of 2022, Wikipedia records it as the fourth-tallest building in Dubai and the sixth-tallest residential building in the world.

The tower rises from a podium with a six-storey entrance hall finished in geometric flooring and tinted glass, with a ground-floor lobby that opens onto an outdoor swimming pool and waterfall. Bayut's building guide describes the tower's silhouette as resembling a ballpoint pen, a shape that stands out against the more conventional glass towers nearby. The building holds 289 units across two, three and four-bedroom configurations, with no studios or one-bedroom apartments, and each four-bedroom duplex has its own private elevator.

23 Marina Tower was reported to be 79 per cent sold before construction started, and its raft foundation was completed in April 2007. The building's address is listed as Al Marsa, Dubai Marina, within the wider waterfront district that has grown into one of Dubai's most established short-term rental markets.

The four-bedroom duplexes are the largest units in the building, from about 5,600 to 6,000 square feet, each with its own plunge pool and private elevator. The lower floor holds the living and dining area, kitchen, one bedroom, a deck and two bathrooms, while the upper floor adds three further bedrooms, two staff rooms, four bathrooms and a lounge.

Royale Stays has not independently confirmed a long-term lease range specific to this building's two, three and four-bedroom units in this pass, so no rental figure is stated as building-specific fact here. Dubai Marina's typical one-bedroom long-term range (AED 95,000-140,000 per year, used consistently across Royale Stays' other Dubai Marina building guides) is not directly applicable to 23 Marina Tower, since the building holds no studios or one-bedroom units. Owners can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at 23 Marina Tower, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at 23 Marina Tower would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Active Airbnb listings already operate under the 23 Marina Tower name, including two and three-bedroom units marketed for family-sized stays, so short-term demand for the building is not purely theoretical. Royale Stays does not currently hold 23 Marina Tower-specific booking data of its own, so the figures below reflect Royale Stays' published Dubai Marina managed-portfolio data rather than a claim about this particular building's nightly rate or occupancy: at around 75 per cent occupancy, a managed two-bedroom in Royale Stays' Dubai Marina portfolio typically generates gross revenue in the region of AED 99,000 a year, before management fees and operating costs. Larger three and four-bedroom units in the building would be expected to earn more given their larger floor area, though Royale Stays has not confirmed a specific figure for those configurations at this building.

For an owner weighing whether Airbnb makes sense for a unit at 23 Marina Tower, the practical starting points are the same as anywhere else in Dubai Marina: confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit competitively against comparable Marina listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, and our guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
