Getting here from Dubai International
The road from Dubai International is 22.2 kilometres, around 24 minutes when the road is clear, and traffic adds to that, so if you land at rush hour you should allow more time.
Business Bay is beside Downtown Dubai, fronting Sheikh Zayed Road, with Al Khail Road and Ras Al Khor Road as the other main roads, and the district sits between Sheikh Zayed Road to the north and Al Khail Road to the south.
The canal and the water taxi
You will photograph the canal. A boardwalk along it links the district by water transport to older parts of the city, and it is the notable landmark of the district.
The promenade is a place for walking and cycling, with waterside dining along it. An evening walk costs nothing and needs no plan.
Trains, buses and walking
The nearest Red Line station, Burj Khalifa / Dubai Mall, is 37 minutes on foot or about eight minutes by car, and Business Bay station is 42 minutes on foot, so the walk to a train is a real one.
Business Bay is station R26 on the Red Line, one stop from Burj Khalifa / Dubai Mall. The Financial Centre and Emirates Towers stations are nearby too.
Buses F14, F20, F41, F19A and F19B stop at the major towers. Buses suit Marasi Business Bay better than the metro because the buildings are spread out, and the metro is crowded at peak hours.
That suits someone who wants the Downtown address and does not mind a taxi.
Reaching the rest of Dubai
From Business Bay it is 11 minutes by car to Downtown, 20 to Dubai Marina and 21 to Palm Jumeirah. Those are district figures, not door-to-door, so treat them as a guide.
If you want the sea for a morning, the answer is simple. Jumeirah Beach is about fifteen minutes away by car.
The first errand
A supermarket is two minutes from the door, and Al Reyhan Mini Mart is three. Carrefour Express is eleven minutes on foot.
Choithrams and Spinneys are among the supermarkets of the district, with Carrefour Market and West Zone Supermarket as alternatives, and Spinneys and Choithrams sit on Bay Avenue, with West Zone Grocery near Mayfair Towers.
A pharmacy, Supercare, is eleven minutes away on foot. A forgotten tube of sun cream is a small problem.
Breakfast and coffee
Five places to eat sit within 500 metres of the building: Poke & Co, Acai & Co., Chick N Co., kana cafe and Kulfi Chai. That is the quick-bite end of the market.
Cafe Delices and Caffe Divino are coffee spots, and Vyne Restaurant & Bar and Circle Cafe are weekend brunch spots.
An evening out
The Blacksmith Bar & Eatery offers American-style barbecue and MAMA'Esh serves Palestinian street food. Kitchen6 at JW Marriott Marquis is known for its buffet.
Prime 68 and Tong Thai are available, with Sports on 4 and Oud Lounge open later. Waka at The Oberoi and Mama'esh at Bayswater Tower are on the list too, with bars at the Steigenberger and the Taj.
The district feels work-driven and a little transactional, with canal walks and cafes.
The hotels around you
Hotels sit all around the district. The Oberoi Dubai and The Taj Dubai stand among them, JW Marriott Marquis is another, and many towers look over the canal.
For a buyer weighing a home here, that is a useful comparison. Someone who has stayed in one of those hotels knows what a good lobby looks like, and they will judge an apartment, its corridor and its welcome against that memory, whether they mean to or not.
A free afternoon, with children
KidZania is an 18-minute walk, The Waterfall 19 and Dubai Design District 19.
A free afternoon, in town
The Dubai Mall is 22 minutes away on foot and Souk Al Bahar is 21 minutes away. Burj Khalifa and Dubai Opera in Downtown are a short way off.
Bay Avenue Mall is the district's own mall, though it is a 34-minute walk, so you will likely take a taxi.
A word on the early evening
Much of what you can do near 15 Northside is outdoors along the canal, and in a Dubai summer the timing of a walk decides whether it is a pleasure or a chore. The evening is the time to go, and the middle of the day belongs to the pool.
Staying fit
The building has an infinity pool, a children's pool, a rooftop terrace and a gymnasium. Parking sits in two basement levels.
Outside, UFC Gym is 12 minutes away on foot. Fitness First is in Vision Tower, BARE in Clover Bay Tower and Elevation Fitness on Al Sa'ada Street.
Parks and the sea
The canal suits jogging and cycling, and Bay Avenue Park is small, with seating and play areas. Burj Park in Downtown is pet-friendly and shows the fountain in the evening.
The nearest named park, Burj Park, is a 24-minute walk. Safa Park lies across Sheikh Zayed Road.
Schools for the children
Schools matter. Families ask first. Hartland International School is 30 minutes on foot and North London Collegiate School 35.
Dubai International School in Al Quoz, GEMS Our Own Indian School on Al Meydan Road and Safa British School in Al Safa are each a drive away. For younger children there are First Path Montessori and Hummingbird Nursery.
Blossoms Nursery and Canadian Kids Nursery sit in Churchill Towers.
Doctors and safety
The district is safe, with 24/7 security and green spaces. Daily needs have caught up with the towers, which is why more families now settle here.
For a doctor, BIOS Clinic is eleven minutes on foot and Mediclinic 26. Emirates Hospital Clinic on Bay Avenue and Aster Clinic are also nearby.
What the district is like
Business Bay is one of Dubai's central business, commercial and residential areas, and it attracts professionals and expats, with many young people living near their offices.
The land use is 22.1% housing, 18.5% commercial and 59.4% mixed use. That mix explains why the streets feel busy on a weekday.
Dubai Properties shaped the district through projects such as Executive Towers and Bay Square.
Bay Avenue hosts farmers' markets and music festivals.
Your neighbours in the next tower
Executive Towers is a group of twelve towers, and Capital Bay Towers are two 22-storey buildings of serviced apartments with a pool and gym.
Most buildings in the district have gyms and pools, with concierge services and ground-floor shops.
That matters when you are choosing where to buy. A pool and a gym are standard here, so a flat has to earn its place on its finish and its view.
Why a flat here suits a stay
If you are in town for work, the canal-side towers, a metro station on the Red Line and Downtown nearby suit you if you want an apartment with a kitchen rather than a hotel room.
Many apartments look over the canal, the Burj Khalifa or the skyline. A view like that is the one thing you remember.
What the register shows
The register lists a few recent ordinary sales in the building. Most are one-off sizes, so read the table as a snapshot, not a trend.
| Unit type | Sales | Dates | Price (AED) | Size (sq m) | AED per sq m |
|---|---|---|---|---|---|
| Studio | 1 | 25 Sep 2026 | 990,000 | 35.04 | 28,253 |
| Three-bedroom | 1 | 20 Aug 2026 | 2,800,000 | 138.43 | 20,227 |
